What does this mean on my lease?

I was reviewing my lease because I’m planning on moving once the lease term is up at the beginning of November. Something I noticed that I found a bit odd was a line that stated:

"If Tenant wishes to vacate premises at expiration of the original lease term, Tenant must give Landlord a written thirty (30) day notice prior to vacating premises. If no notice is given, Tenancy is deemed to be month to month and the new rent shall be $ [written in]N/A"

Of course, I understand the first part about 30 days notice, but how should I interpret the written in portion that states that the new rent will be unavailable? I’m primarily trying to figure out, if I can’t find a satisfactory place in time to move before the lease ends, what my options would be going forward from that point, but I’m at a loss as to how to continue with this given information.

I understand that I would have to start paying rent on a month to month basis without a 30 day notice. What I don’t understand is how much the rent will be since the amount was written in as N/A.

While I had thought about that, that brings up another interesting question. Wouldn’t they have to approach me 30 days or more before the lease ends to negotiate a new rental amount? The reason I ask this is because, if they approach me at the end of the lease and attempt to increase my rent by 50% (or some other outrageous amount) and I don’t agree to the new amount, then they can’t charge me that amount because it was never in any paperwork I signed, but I also can’t leave because I would not have given a 30 day notice. Granted, they also don’t have to allow me to stay there if I don’t agree to that amount, but they would also need to evict me which would also take 30 days in my state, and if I were to submit my 30 day notice before I received an eviction… Basically, it’s a catch-22 all around if you go with that line of thinking. Correct me if I’m interpreting any of this incorrectly, but it seems to be an odd situation for both myself and my landlord.

I'm Being Sued, Can He Win?

In March I entered into a lease with a former friend of mine, lets call him Joe, who I got along with very well at the time. Not even a month into the lease, he started dating this girl, let’s call her Jane. Within a week, his personality changed 180*. He was nasty, demeaning, condescending, and downright verbally abusive.

I knew that I signed a lease with him and I couldn’t break it, so I stuck it out. About 4 weeks ago, Joe moved Jane in without my knowledge or consent. I walked in the door one day and was entirely surprised to see her stuff in my living room. When I approached Joe, he said "There is nothing you can do about it." Even my landlord OKed him moving her in, but without putting her on a lease, and without asking me if it was OK. So I pulled out the lease that Joe had been hiding from me, and I noticed these two lines:

"The premise will be occupied by 2 adults only. No other tenants are permitted on the premise."
and
"No modifications will be made to this contract without the written consent from all parties."

As aforementioned, I was neither notified nor did I give consent of any kind to living with a 3rd person. I understand this as breech of contract. I notified my landlord who gave me the OK to move out since lease was breeched.

Today I moved all of my belongings out, and after I left I was contacted by Joe who decided to sue me for the remaining rent balance. However, it seems to me that he breeched lease by moving Jane in illegally without asking me. Can he actually win?

I am the only one who did nothing wrong and yet I’m the one standing to lose ,750. Thank you for all of your help.

Would it be safe to lease out my greenie?

I have a 5 year old mare. When I got her, she was so green she barely knew what leg ment, she had only been working on w/t. 4 months later, she’s bending beautifully and she’s working on carrying herself at the canter. We have an extremely strong bond and we trust each other so much. I wasn’t planning on leasing her out in the first place, and it’s not because I’m having trouble affording HER. I work and pay for everything she needs. My single dads job is on the line and I was thinking I could bring in some extra money for him by leasing my mare out. I have a close friend I used to ride with who shows big interest in her. Plus her family has a lot of money so she could afford more for leasing. I’m just not sure if I like the idea of someone else riding my horse. She’s a pretty experienced rider and works for people by warming up their horses before a show. But because she’s still green I don’t want my friend teaching her things a different way I would. What should I do? My dad’s scrap for cash..

I am currently leasing a 2011 335i from BMW finance. I was interested in their BMW credit card since i will be able to earn points that will help me out for when i return the car. The car is leased to my mother and I, we both have decent credit, but i only have about 7 months of history. Will bmw credit approve anyone who owns a bmw ? or is there a big impossibility that they will decline my application for their line of credit? (this is a new car so i have not even made the 1st payment)
i co-signed for the car so the payments include me as well

After a year and a half my girlfriend doesnt want a boyfriend…?

Ok, So we have been together for about a year and a half. The first year was perfect… We knew we wanted to be together always… She would always say stuff along those lines and how in love she was. Latley she has been doing things that really upset me but I could see they were mistakes. So I forgave. She never cheated on me, that I know but I trust her, but she admits to being attracted to other guys which sucks real bad to hear… But anyway now she says, after a year of being madly in love, that after the lease at our apartment is up she wants to be single. She says she feels like she is married to me and she does not want that. I ask if she wants to see and hook up with other guys and she says maybe she does not know. Apparently I am the guy she wants to marry, but right now she does not want to marry. Ive tried to seperate for a bit and see how it goes but I just cant do it! She says she wants to stay together till our lease is up then bye for who knows how long. What do I do?
